I offer a somewhat shorter (but still comprehensive) form type desktop appraisal report for non-complex commercial and industrial properties which represents a significant cost savings over traditional commercial or industrial narrative real estate appraisal reports, while essentially providing the same level of research, analysis and valuation methodology - presented in a logical, easy to understand format. It is primarily targeted for non(mortgage)-lender type assignments.
This format is not compatible with extremely complex commercial and industrial assignments such as large class A office buildings or regional shopping malls and the like. If, however, you have a small to medium size (say under 25,000 square foot gross building area freestanding retail store; small strip of stores; small industrial building (under say 35,000 square foot gross building area); gas/service station; marina; small office building; day care center; mixed use building (stores / offices / apartments); funeral homes; nursing homes; medical office buildings; restaurants; catering facilities; nurseries/garden centers; greenhouse operations; day camps; lumber yards, factories, manufacturing facilities, warehouses, refrigerated warehouses; schools; municipal buildings; churches; vacant land & subdivision; leasehold; leased fee etc. This format could ultimately save you quite a bit of money (well documented narrative appraisals on small commercial properties can easily run from $2,500 to $5000 or even more), while providing essentially the same level of usable information necessary to help you make an informed decision. Our non-complex desktop appraisal solution for smaller commercial or industrial properties is typically $750 for most situations. With the easy access to necessary information including aerial and street photography now available online as well as our multiple public record sources and access to MLS allows us to pass along significant savings to you. By you (or your designee) providing interior and exterior photos and a detailed description of the condition/modernization of the property to be appraised an onsite inspection is often unessessary providing additional savings. Finally, we use a brief form report that allows us to present the needed information in a structured easy to understand format. You wont have to wade through a telephone book report or pay us big bucks to write it.
